Apartment Questions to Ask Before Signing a Lease: Who Fixes Things When They're Broken?

The Question: Who handles maintenance issue, are they always on call and how long does it typically take for an issue to be resolved?

Who To Ask: Start with the management company, double check with a tenant or the super

This isn’t something people often think of at first, especially in a new building. When you’re looking for an apartment, you’re typically thinking about filling it up with your stuff, not the myriad ways in which things both little and big could fall apart. Make sure the management company has a solid system for repairs before signing that lease.

Examples of a “solid system” include:
-a super on-site who’s both responsive to tenants and responsible for repairs
-a super who works between 2-4 buildings maintaining the properties. Beyond three or four buildings, the tasks could get overwhelming and slow down response time
-maintenance men contracted to conduct repairs on an ongoing basis. For this one, make sure you also check the hours during which they’ll stop by.
