What paperwork do I need to rent a NYC apartment?

The rental market in Manhattan moves very quickly, especially in the summer high season, so it’s best to get the paperwork you will need ready before you begin to look at apartments.  Here are some of the documents you should have prepared for both you and your guarantor, if you have one:


·      State Issued ID - Drivers License or Passport
 
·      Tax Return -a photocopy of the first page and signature page of last two years tax return.
 
·      Pay Stubs -your last two pay stubs.  If you have received a bonus over the past year, bring a photocopy of the bonus pay stub as well
 
·      Bank Statements - your two most recent checking AND savings account statements.  Also, if you have any additional investments, bring a copy of those statements as well.
 
 
·      Letter of employment


o              If you work for a large company, then you can get this from your HR department. 
o              At a smaller company, have someone who is your direct superior write a letter detailing where you work, what your position is, how long you have worked there, and what your salary is. 
o              If you are self-employed, have your accountant write a letter stating your occupation, your annual income and how long you have been in that line of work.
 
Once you have all this paperwork put together, bring two copies in an envelope with you when you go to view apartments.  That way when you do find something you like, you don’t risk losing it because someone else was faster or better prepared.
