Asking price: $434,000

The game plan: Miron-Schleider listed the house on the multiple-listing service and advertised it on the Internet.

Selling town houses and condos can be a challenge in a tough economy because these properties tend to depreciate more than single-family homes in soft markets, Miron-Schleider said. "People are concerned that if they need to resell, they might take a loss," she said.

This town house was in "pristine" condition, with updated kitchen and baths, said Miron-Schleider. And the location, near transportation, also helped.

A former client of Miron-Schleider spotted it on the Internet and called her. Another potential buyer also made an offer.

The result: Miron-Schleider's client won the bidding war, and the home sold for $395,000.
