On the market: One month

Asking price: $335,000

The game plan: The home was an estate sale, and the heirs prepared it for market by clearing clutter, painting interiors and having the wood floors refinished. The home was on a good-sized, 50-by-146-foot property, but the kitchen and baths were not updated.

Miron-Schleider listed the house on the multiple listing service and advertised it on the Internet.

The house had been listed with another agent, starting at $389,000, then reduced to $374,000. When Miron-Schleider took the listing, she suggested listing at $335,000, which she said was a more realistic price for a starter home like this one.

The result: Another agent brought in the buyer, and the home sold for $310,000.
