Despite Need for Repairs, Location Draws Multiple Offers

The listing: Four-bedroom, 40-year-old contemporary
Location: Englewood
Listed by: Ruth Miron-Schleider of Miron Properties in Tenafly
On the market: Less than a week
Asking price: $929,000

The game plan: Miron-Schleider listed the home on the multiple listing service and advertised it on the Internet. She gave the home its own website, which included a floor plan and other details about the house.

The home sits on almost 1 acre on a prime East Hill street, Miron-Schleider said. But it needed extensive repairs because it was owned by an elderly person who was unable to stay on top of maintenance, she said. And one of the four bedrooms is on the lower level, which she said might deter some families with young children.

"This is not a house you could predict would fetch so many offers, because a lot of families require four bedrooms on same level," she said.

But Miron-Schleider said the "unusual architectural style" of the home drew multiple offers.

The result: Miron-Schleider brought in buyers, and the house sold for $955,000.
